Septic Services in The Villages, FL

The Villages is enormous and mostly on central utilities, but the septic work around it is real. The community spans Sumter, Lake and Marion counties across more than 32 square miles, and everything it grew around (the older homes, the county parcels, the commercial kitchens) still needs service. It is about 35 minutes from our Howey-in-the-Hills shop. Pumping $350, inspections $395, 24/7.

How a job goes in The Villages

  1. Call (352) 298-9384 with the address. The first thing we establish is which county you are in, because that determines the permitting path for anything beyond a pump-out.
  2. We are about 35 minutes out in Howey-in-the-Hills, and we run this direction regularly, so scheduling is straightforward.
  3. On site we locate the tank, hand-dig the lid, and read the tank before pumping. On perimeter properties the field is often much older than the house's most recent remodel suggests.
  4. We pump the tank out completely, solids included. For commercial kitchens the trap is pumped down and scraped, with a manifest for your records.
  5. Ground restored, quoted price honored, and if a repair is needed we file with the right authority for your county and meet the inspector.
  6. You also get a straight answer about timing. Permits and inspections take as long as they take, and we would rather tell you that up front than promise a weekend turnaround we cannot deliver.

Called around 7pm for an emergency flush of the septic tank. They came next day, 8:30, on time! Very friendly and honest staff. Got the work done efficiently and quick, and also gave us good advice on how to prolong the health of our septic tank. Mr. Greg was very helpful!

Questions from The Villages homeowners

Who permits septic work at a Villages address?

It depends on your county. Sumter and Lake addresses go through the county health department, and Marion County addresses are permitted by DEP. The community spans all three, so we confirm it by address before filing anything.

Do Villages homes have septic systems?

Most do not. Development at this scale came with central utilities, which is part of why the community grew from about 8,000 residents in 2000 to over 130,000 by 2020. The tanks are on the older properties around and between it.

I am buying an older home just outside the gates. What should I check?

Get a tank-open inspection, not a visual. Perimeter properties here often have systems from long before the surrounding development, and the seller may genuinely not know when it was last pumped.

Do you handle restaurant grease traps at the town squares?

Yes. Lake Sumter Landing opened in 2004 and the food service around the squares has grown ever since. We schedule around service hours, early morning or after close.

What we see in The Villages

Growth by the decade

8,000 residents in 2000

The community had around 8,000 residents in 2000 and passed 130,000 by 2020. Development on that scale arrives with its own utilities, which is why most Villages homes have no tank at all.

What it does not do is erase what was already there. The pasture and grove country it was built across still contains older houses, farm parcels and roads that predate the whole enterprise, and those are on private systems.

Three counties, three rulebooks

Spanning 32 square miles

The community covers more than 32 square miles across Sumter, Lake and Marion counties. For septic permitting, which county you are standing in decides who you answer to.

Sumter and Lake addresses go through the county health department. Marion County addresses are handled by DEP. We work all three, so the question is administrative for us rather than a reason to turn down the job.

It is worth knowing your own answer before you call anyone, because a company that only works one county will happily take a week to discover it cannot file your permit.

The edges and the kitchens

Lake Sumter Landing opened in 2004

Lake Sumter Landing, the community's second town square, opened for business in August 2004. Town squares mean restaurants, and restaurants mean grease traps on a schedule.

Those restaurants are a good share of our commercial work in this area. The residential side sits on the perimeter: older homes on county roads, properties surrounded by development but never connected to it, and buyers who need an inspection before closing on one.

Those perimeter properties are worth taking seriously. Being surrounded by new construction does nothing for a forty-year-old drainfield, and a system that was adequate for a farmhouse is often carrying a full modern household by the time we see it.
