Septic Services in Eustis, FL

Eustis has been a lake town since before it was a city, and it still works like one. The name lost its "Lake" when the town incorporated in 1883, but the water never went anywhere. We work streets east of the lake where the houses are older than the codes, and newer pockets out toward SR 44. It is about 25 minutes from our Howey-in-the-Hills shop. Pumping $350, inspections $395, and someone answers the phone at 2 a.m.

How a job goes in Eustis

  1. Call (352) 298-9384 and describe what the house is doing. Slow drains, a smell after rain, a soft patch in the yard: each points somewhere different, and we will tell you which.
  2. Eustis is about 25 minutes out from Howey-in-the-Hills, so most calls get a same-day or next-morning slot without any drama about it.
  3. We locate and hand-dig to the lid. On older lakefront properties that can mean finding a tank the current owner has never seen, which is a normal part of the job here, not an extra.
  4. Before pumping we check inlet, outlet and baffle. If the tank is fine but the field is saturated, you hear that on the spot, with the reason, not a vague recommendation to replace everything.
  5. The tank gets pumped out completely, the lid is reset, the grass goes back down, and the invoice matches the phone quote. If the system needs county permitting later, we handle that when the time comes.

Called around 7pm for an emergency flush of the septic tank. They came next day, 8:30, on time! Very friendly and honest staff. Got the work done efficiently and quick, and also gave us good advice on how to prolong the health of our septic tank. Mr. Greg was very helpful!

Questions from Eustis homeowners

Who permits septic repairs in Eustis?

Eustis is in Lake County, which means the county health department handles septic permits and inspections. We file the paperwork and meet the inspector on site.

Why does my yard hold water in the summer and not the winter?

Because the water table moves and your drainfield does not. Lake Eustis is shallow, averaging about 12 feet, and the basin around it drains slowly, so wet-season groundwater rises to meet the bottom of the field. That is a seasonal capacity problem, not a clog.

How old is a typical system on this side of the lake?

Match it to the house. The streets around the old lakefront date to the 1870s and 1880s, so those systems have been replaced at least once, sometimes twice, and the records rarely followed. Newer county subdivisions out east are mostly 1980s and 90s installs.

Should I inspect before buying an older Eustis home?

Yes, and insist on a tank-open inspection rather than a look at the yard. On houses this old, the surprise is usually not the tank, it is what somebody did to the outlet or the field forty years ago.

What we see in Eustis

Around the old lakefront

First settled in 1876

A. S. Pendry settled the eastern shore of Lake Eustis in 1876 and opened a hotel with a post office in its lobby the next year. The town that grew from that plat is the part of Eustis where we find the oldest systems still in service.

Tanks near the historic commercial district have often been added onto, bypassed, or rebuilt in place. It is not unusual to open a lid and find a system that tells three different decades of story at once.

Water with somewhere to go

Twelve feet deep on average

Lake Eustis averages about 12 feet deep and covers roughly 12 square miles. It connects to Lake Griffin by Haines Creek and on to the Ocklawaha, which means the whole basin drains slowly through flat country.

Shallow, broad and slow is the worst combination for a lakeside drainfield in August. The lake does not have to flood for the ground under your field to be saturated, and saturated ground is what actually stops a field working.

We see it most on the lots between the shoreline and the first ridge. Those systems run fine eight or nine months a year, then show their problems during the rains.

Out past the city

23,189 residents in 2020

Eustis counted 23,189 residents at the 2020 census. A good share of the county addresses that carry an Eustis ZIP sit outside the city limits entirely, north and east toward the sand country.

Those are conventional tank-and-drainfield systems on bigger lots, many installed in the 1980s and 90s, all coming due at roughly the same time. When a house out there changes hands, the inspection is usually the first honest look the system has had.
